Site Assessment, feasibility study, zoning analysis and appraisal/valuation for the existing 11,600sf. English period house built in 1924 in the prestigious cathedral neighborhood, on a site in excess of one acre. The residence was abandoned in 1990 and has sustained major water, mold and structural damage. Evaluation and cost estimating for various options including: renovation of the existing building with new landscape design, renovation of the existing with additions with new landscape design, and demolition of the existing residence, new construction of an 18,000 sf residence to include provision of both self contained private and public function areas also with new landscape design

Iraq Ambassador's Residence | Washington D.C.

Total exterior and interior renovation of the Historic existing three story 18,750sf. John Boardman period house built in 1895 in the prestigious Dupont Circle neighborhood, on a site of 15,000 sf., to a detailed Ambassadors program, ADA compliance issues with building access, New upgraded electrical service and generator, HVAC system and all building systems to include comprehensive security measures, lead paint and asbestos abatement, total window replication replacement, restoration of exterior terra cotta elements and elaborate vaulted ceiling tile coffers, and gold leaf painted ceilings. Elaborate paneling, millwork and staircases from 1895 will require TLC.

Embassy of Iraq | Washington D.C.

Significant whole house renovation of property constructed in 1920, including window replacement, trim replacement re-roofing and flashing, addition of HVAC to the top two floors, perimeter and house security upgrade including monitoring station, integration of motion, smoke/heat glass break sensors, local wireless network, new catering kitchen, and master plan of grounds to provide improved landscape design and parking for events and a soccer field.

Peru Ambassador's Residence | Washington D.C.

Total interior and exterior renovation of a 30,000 sf existing residence is currently under construction. Experience gained in coordination of overt and covert security systems, state of the art AV, very large aquarium installation, 150 kVA emergency power challenges, integrated media and touch panel systems, total redesign of all kitchens and bathrooms. Strong integration of Landscape design. Estimated cost of hard construction $7M. New BBQ pool and imported limestone terrace design with new spa area, all feature surround sound and laminar flow jets.

Ambassador's Residence | McLean, Virginia

The hub for all international and national communications for a prominent Embassy, this project included the design of a 2,800sf renovation of interior storage room space into a state of the art, fully self-sufficient comprehensive data center with dual redundancy over two phases. High level of security details were incorporated into the overall design, with significant emphasis on MEP design and coordination with representatives of the Embassy both in the US and abroad to ensure the critical data systems and related mechanical and electrical systems met their requirements while keeping up with the changing technology.

Interior project to renovate a meeting space and add a cafe. The meeting space would double as both a meeting space and as lounge area for the new cafe.

Embassy Projects

Exterior perimeter security upgrades to include new gated entrance system with custom gate pattern, recessed bollard system, PTZ cameras and new Consulate/Security monitoring Building restricting public access from the chancery itself.

United Arab Emirates Embassy | Washington, D.C.

Total renovation of the Ambassador's Residence which is a major part of the original 1920 Sir Edwin Lutyens design. The project involved the integration of state of the art systems while respecting the historic context of the building fabric and creating new spaces, bedrooms, and bathrooms.

British Ambassador's Residence, British Embassy | Washington, D.C.

A complete historic renovation of both the Interior and Exterior, including masonry stabilization, floor leveling, new energy efficient window replacement and HVAC systems, addition of an elevator serving all levels, all new upgraded utilities, finishes, appliances, fixtures and lighting throughout. Parking will be provided below grade via an auto lift, which will allow landscaping at grade level.  A three story addition is proposed, overlooking Rock Creek Park which will be reviewed by The State Department, Office of Foreign Missions BZA, DC Commission of Fine Arts, DC office of Planning, DC Historic Review, DC Public Open Space, and DC DOT.
